Rental Property Electrical Safety Requirements

All UK properties that are offered for rent are required to have a minimum level of safety to protect the tenants. Electrical safety is vitally important and each property must be inspected on an annual basis to ensure that it meets the most up-to-date regulations. The Landlord (who is responsible for the cost of the inspection) is issued with an Electrical Installation Condition Report (EICR) which details the tests that have been carried out by a registered electrician and any issues that require attention.


In addition to the safety of electrical sockets, switches etc. smoke alarms are also included in the inspection.
